EAGLE COUNTY CHARTER ACADEMY

TITLE: Facility Manager - Lead Custodian

Pay: Commensurate with experience. Hourly rate $21.50-$23.50 per hour. Includes health, dental, vision and PERA benefits. Approximate Annual: $46,000 - $48,800

Days: 260 days with 18 paid personal leave and holidays

Schedule: Year-around Monday - Friday Hours: 6:00am - 2:00pm (with ½ hour off for lunch)

SUMMARY OF JOB DESCRIPTION:
Perform daily housekeeping services to maintain a clean and safe environment for students and staff. Perform basic repairs and tasks in the areas of carpentry, plumbing, electrical and grounds care. Carrying out routine scheduled maintenance. Support the maintenance of HVAC, changing filters quarterly and boiler system oversight. Perform some snow removal around school grounds.

ESSENTIAL JOB ELEMENTS:
Direct and supervise evening custodian.

Order and maintain an adequate inventory of supplies and materials needed to perform all custodial duties. Generate, inspect and replace/repair materials and small and large equipment as needed.

Maintain pumps, motors and control valves associated with HVAC systems with support of a local mechanical company.

Monitor HVAC conditions through computer control system and take responsibility for resolution of the problem.

Vacuum and clean school classrooms, doors, windows, chalkboards, trays, floors and counters and empty wastebaskets.

Work independently to complete basic repairs and tasks and assist specialists in the areas of Carpentry, Plumbing, Electrical, and Grounds Care, such as:

Carpentry: building and installing shelving units, room partitions

Plumbing: rebuild/replace flush valves, faucet repairs, snake clogged sewer lines

Electrical: replace ballasts, wall sockets, plugs, fuses

Grounds Care: operate mowers and other lawn equipment, replace sprinkler heads, and operate irrigation system

Inspect and ensure the proper cleanliness and maintenance of the facility according to an established schedule and complete minor maintenance including, but not limited to the following:

Purchase and install chair glides, table feet, etc.

Change lamps, diffusers, switch/cover plates

Repair lockers and locker locks

Repair furniture

Monitor kitchen equipment

Conduct Site Safety Inspection items as assigned Tighten lock and door hardware as needed Plunge/auger toilets and drains

Clean and complete minor repairs on custodial equipment Police grounds and report landscaping issues

Complete summer painting (1/3 of building per year)

Initiate work orders for repair which cannot be performed by the custodial staff. Maintain a list of vendors necessary for the ordering of parts, supplies and materials.

Lock/Unlock the facility on a regularly scheduled basis and ensure the security of the building at all times.

Maintain effective communication with students, staff members and the public.

Coordinate with night custodian re: any problems that need to be addressed.
Clean cafeteria at the conclusion of the lunch period.
Plan and implement the summer, spring, winter cleaning and maintenance schedule but not limited to the following:

Wash all painted wall surfaces Wash lockers inside and outside

Wash all shelves, counter tops, cabinet doors, sinks Wash all classroom door, door jambs, window sills Wash windows inside and outside

Remove and wash light fixture covers and tubes Replace any burned out bulbs

Clean inside teacher workroom area Wash window blinds with soap and water Make any small repairs as needed Shampoo carpets

Strip wax from tile areas, re-wax and buff Wash all trash cans

Refinish gymnasium floors

Check fire extinguishers and record boiler readings.

Check grounds and inspect playground equipment.

Remove snow and ice and operate snow removal equipment.

Complete and verify hours submitted on payroll timesheets in a timely and accurate manner.

Supervise arrangements for school assemblies, activities, and room usage as directed.

Complete all tasks in a safe manner

Perform other duties assigned by the School Principal

Respond to emergency calls, determine the nature of the problem and see that necessary repairs are completed.

Carry emergency cell phone and respond to off-hour emergencies when needed.

QUALIFICATIONS:

  1. High school diploma or
  2. 1 year building trades experience in two or more of the following areas, preferred : electrical, carpentry, HVAC, landscaping,
  3. 5 years of relevant general maintenance/janitorial experience preferred
  4. Effective communication and interpersonal

The employee is frequently required to walk and talk or hear. The employee is occasionally required to sit.
