    ROLE SUMMARY
    The Property Acquisition Manager will have primary responsibility of expanding the portfolio of CPS properties and buildings throughout the City of Cincinnati. He or she will research, negotiate, and recommend purchases to support the short-term and long-term growth of CPS while monitoring trends and developments to ensure organizational goals are met.

    ESSENTIAL RESPONSIBILITIES
    • Identifies & coordinates the acquisition of land and/or properties for expansion
    • Assess acquisition opportunities, conducts site visits, prepares financial analysis and negotiates contracts.
    • Coordinates arrangements for appraisals, title reports, environmental reviews and surveys.
    • Research and investigate creative opportunities to leverage property use for CPS and Community benefit.
    • Research property-specific information such as easements, location of utilities, potential access and zoning issues and restrictions.
    • Prepare property evaluation reports on property for sale or lease to be used for project site selection decisions.
    • Identify potential surplus properties based on provided criteria. Coordinate sale or swap of unusable surplus properties.
    • Coordinate and track service requests.
    • Creating property maps and descriptions for use on webpage.
    • Perform other related duties as assigned.
    Knowledge, Skills & Abilities
    • Thorough knowledge and understanding of regulatory standards and legal requirements related to leasing, sale, or purchase of buildings and surrounding properties
    • Effectively communicate and establish working relationships with public officials, property owners, tenants and external contractors
    • Strong written and verbal communication skills
    • Effective presentation skills
    • Ability to draft and/or review business contracts and appraisal documents
    • Computer skills to maintain various departmental records and reports
    • Ability to identify the short-term and long-range plans for the lease and/or sale of properties
    • Demonstrated ability to effectively serve as a leader and member of team
    • Proficiency in MS Office applications & real estate databases
    • Interest and ability to learn new applications
    • Ability to take direction from a variety of sources and prioritize assignments
    • Ability to make decisions regarding urgent property situations.
    • Knowledge of real estate law, legal terminology and general law regarding property management.
    • Ability to read surveys, plats and site utility drawings.
    • Ability to research and analyze information in a variety of formats.
    • Ability to conduct specialized research of real property ownership including title searches.

    QUALIFICATIONS

    Education: Bachelor's Degree in related field
    3-5 years of Real Estate experience

    CONTRACT PROVISIONS

    Contract Provisions: 261 day limited
    Salary: Manager 1 per CAAS agreement
