   License and Certification Qualifications: Valid Georgia driver's license required.

Education Qualifications: High school diploma or equivalent required. Bachelor's degree preferred.

Experience Qualifications: Seven years of experience in areas related to facility maintenance, operations, construction, or project management required. In lieu of seven years of experience, three years of experience with a bachelor's degree required.

Skills Qualifications: A strong working knowledge of facility management, construction, system operations, and planning; ability to communicate with customers and district personnel in an efficient and tactful manner; strong scheduling and organizational skills; demonstrated knowledge and skill with computer software including Computerized Maintenance Management Systems (CMMS) and the Microsoft Office Suite; knowledge of data analysis, inventory management, and forecasting techniques; ability to prepare comprehensive reports and draft professional business correspondence; ability to act as a representative of Gwinnett County Public Schools (GCPS) and to establish professional working relationships with outside customers; ability to work across functional boundaries and interact with employees at all levels of the organization; and ability to analyze existing processes and identify areas for improvement.

Primary Responsibilities: Manage the functions associated with the planning and implementation of maintenance inventory operations including stocking and organizing building maintenance warehouse facilities, planning and managing inventory of materials, and ensuring continuous improvement measures are implemented for the Department of Building Maintenance.

1. Oversee purchasing and inventory processes to support Building Maintenance district operations.
a. Retrieve and monitor inventory availability for all district maintenance operations.
b. Coordinate inventory supply and resupply/transfer process for district's warehouses.
c. Manage the approved source list for Building Maintenance inventory purchases.
d. Conduct pro-forma price analysis for potential supply source.
e. Collaborate with Contracts Engineering for any needed annual Building Maintenance UPIQ (Unit Price Indefinite Quantity) service agreements.
f. Update non-inventory operations and guide efforts for receiving, storing, and managing non-inventory items within warehouses.
g. Observe work reports for all P-Card purchases and conduct timely follow up to invalidate unusual purchase activity and confirm proper use of P-Card within the GCPS Purchasing policy.

2. Perform the on-going assessment of records and reports, analysis and evaluation of buildings and systems, planned maintenance, emergency maintenance, and predictive maintenance in the Department of Building Maintenance.
a. Review daily transactions in the district's CMMS, Maximo, from work requesters at supported locations to find and correct errors or misstatements.
b. Perform follow up with divisional personnel to ensure prompt and complete attention to work requests with complete and accurate documentation of the corrective work.
c. Provide instruction to Maximo online service requestors to introduce and to reinforce standard operating procedures.
d. Coordinate the modifications of Maximo HVAC aerial maps for roof-top equipment.
e. Coordinate the development and delivery of Maximo report tools for the Director of Building Maintenance.
f. Develop Maximo asset management tools and processes including, but not limited to, trailer assets, boiler assets, etc. in support of Building Maintenance goals and objectives.
g. Assist with Fire Marshal inspections as required by the Director of Building Maintenance.

3. Perform on-going process assessment of standard operating procedures, customer work request systems, methods and procedures, customer feedback, evaluations, stores/warehouse, energy management system, planning and scheduling, and work standards.
a. Develop and maintain training materials related to standard operating procedures, work instructions, and other inventory maintenance documents.
b. Maintain Key Performance Indicators (KPIs) that describe the level of service being provided by the Department of Building Maintenance.
c. Interpret the results indicated to improve performance and customer satisfaction.
d. Monitor and maintain inventory availability reports for the Building Maintenance Department.
e. Make recommendations and review all changes and additions to items considered as standard inventory materials used in warehouses.
f. Oversee the annual inventory audit and make updates as required.
g. Report aging and obsolete inventory materials to leadership and provide recommendations for new inventory materials.

4. Work with program managers across the division and provide support in executing Facilities and Operations projects.
a. Develop, facilitate, and coordinate systemwide Maximo training for system users.
b. Conduct Maximo orientations and provide training materials to new system users.
c. Evaluate the effectiveness of Maximo training programs and determine methods for addressing the areas of need.

5. Coordinate the safe school radio program, including service delivery and support for schools and Building Maintenance staff.

6. Assist with Energy Management System (EMS) functions including the Energy Star program and rebate process.
a. Prepare monthly EMS reports and maintain Energy Star analytics.

7. Provide assistance in the applicant hiring process for the Building Maintenance Department.
a. Serve as the facilitator for the selection process in all four districts of the department to ensure that consistent procedures are followed.

8. Act as a representative of the Department of Building Maintenance and foster positive working relationships with staff and outside customers.
a. Communicate with all stakeholders and customers in a businesslike, professional, efficient, and effective manner.
b. Represent the department professionally in all aspects of communication.

9. Ensure world-class customer service is provided by the maintenance inventory team and research, review, and respond to customer inquiries in an accurate and timely manner.

10. Perform other duties as assigned.
