SUMMARY: Responsible for overseeing the repair, maintenance, operation, and installation of mechanical, electrical, plumbing, and kitchen equipment and systems by assigned employees and contractors. Ensure a clean, safe, and well-maintained learning environment for District students and staff.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

D 20% Plan, coordinate, prioritize, assign, and review work to maximize quality, timeliness, and efficiency.

D 20% Supervise, evaluate, advise, train, and assist assigned employees.

D 20% Supervise the repair of water, sewage, fire control, electrical, heating, and refrigeration systems and equipment.

D 10% Inspect and analyze mechanical, electrical, and plumbing problems. Assign repairs to proper department.

D 10% Provide customer service to and work closely with Principals, managers, staff, and parents to foster a positive working relationship and reconcile issues/concerns.
M 4% Recommend, prepare, and solicit bids for contract work.

M 4% Inspect and approve contract work to assure compliance with all safety codes, building codes, and accepted industry practices.

M 4% Prepare cost estimates for repairs and new installations.

M 4% Prepare budgets and order supplies and materials.

M 3% Coordinate in service training and staff development for facilities staff.
Ongoing 1% Perform other duties as assigned.

EDUCATION AND TRAINING: High school degree or equivalent plus specialized advanced courses in business, technical, or vocational school.

EXPERIENCE: Three to five years of facilities maintenance experience, including a license in one of the trades supervised. SKILLS, KNOWLEDGE, & EQUIPMENT: Oral and written communication, interpersonal, English language, problem solving, customer service, basic math, critical thinking, organizational, public relations, and supervisory/management skills. Basic personal computer, keyboarding, and word processing skills. Broad knowledge of building maintenance, mechanical systems, and health and safety regulations. Ability to manage confidentiality in all aspects of job. Ability to diffuse and manage volatile and stressful situations. Ability to manage multiple tasks with frequent interruptions and multiple priorities. Ability and willingness to carry a phone, be on call, and/or respond to calls 24/7. and department policies and procedures. Ability to communicate, interact, and work effectively and cooperatively with people from diverse ethnic and educational backgrounds. Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment, and report unsafe conditions to the appropriate administrator.

CERTIFICATES, LICENSES, & REGISTRATIONS: Valid Colorado driver's license. License or certification as a journey plumber, electrician, and/or HVAC. Refrigerant EPA license. Criminal background check and District fingerprinting required.

SUPERVISION/TECHNICAL RESPONSIBILITY: Directly supervises Plumbers, Electricians, HVAC Mechanics, Commercial Kitchen Mechanics, and Facility Maintenance Mechanics. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include planning, assigning, and directing work; addressing complaints and resolving problems; training employees; appraising performance; and assisting with hiring and disciplining.

BUDGET & RESOURCE RESPONSIBILITY: Assist in developing, administering, monitoring, and coordinating the facilities maintenance budget. Participate in initiating requisitions.

JUDGMENT AND DECISION MAKING: Work is assigned by supervisor and self. This position requires application of position knowledge to evaluate and prioritize complex projects and to allocate financial and personnel resources. Decision making requires collaboration with supervisor, administrators, Principals, contractors, and community members. Supervisor is occasionally involved in decision making. SAFETY TO SELF AND OTHERS: Low exposure to self to bruises due to power equipment; cuts due to sharp metal and power equipment; chemical burns due to chemicals; fractures due to power equipment and falls; hernia due to lifting heavy objects; loss of limb due to power equipment; and to repetitive motion injuries due to use of tools and keyboarding.

PHYSICAL DEMANDS: While performing the duties of this job, the employee is regularly required to talk or hear. The employee must routinely lift and/or move up to 30 pounds, occasionally lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

WORK ENVIRONMENT: While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate.
