Director of Construction - Renovation

The Chicago Public Schools (CPS) has set ambitious goals to ensure that every childin every school and every neighborhoodhas access to a world-class learning experience from birth, resulting in graduation from high school college- and career-ready. The Director of Construction- Renovation represents the Board of Education in construction work within the Department of Capital Planning and Construction. This includes administrating or participating in pre-bid, bid phase, construction and closeout meetings. The Director of Construction will oversee the development of construction operation plans and constructability reviews during design, monitor project schedules, budgets and the impact of long lead items, review and approve of change orders and payments, transition projects at completion to the Department of Facilities and oversee that work is done according to CPS technical standards and specifications. The primary focus of responsibility will be on renovation and capital improvement projects but may include new construction work. The position requires management of consultants.

Key Responsibilities:

  • Manage project and construction managers

  • Work with principal and stakeholders to create a positive environment for construction.

  • Respond to emergency situations such as fire and water damage.

  • Develop an action plan with the school to rectify the damage communicate plan to upper management.

  • Supervise emergency clean ups.

  • Develop and present reports to upper management when required.

  • Brief Board member's if required.

  • Verify the general contractor's project specific health and safety plan

  • Responsible for delivering construction projects with the specified scope, schedule and budget

  • Oversee project turnover with internal departments (Nutritional Support Services, ITS, CTE, etc.)

  • Ensure constructability reviews are being performed

  • Manage the review third party cost estimates for the program

  • Monitor the timely delivery of long lead time items

  • Manage Independent Testing Laboratory consultants

  • Periodically participate in project meetings to verify that the projects are on time and on budget

  • Manage bid reviews and make recommendations on awards

  • Participate in 360 evaluation (evaluate construction team members)

  • Oversee the administration of pay applications, estimates, RFIs, submittals, punch list

  • Ensure that projects are coordinated with City and State regulating authorities (CDOT, DWM, DOB, Zoning, Bureau of Underground, Chicago Department of Public Health, ComEd, People's Gas, etc.)

  • Review and direct correction actions for schedule recovery

  • Oversee project managers to ensure the general contractor's work is in conformance with contract documents

  • Report emergencies to Risk Management

  • Review and negotiate change orders when necessary

  • Oversee equipment final testing and start-up; ensure closeout procedures are followed

  • Review deficiency lists

  • Oversee the completion of all 11-month review of installed work

  • Analyze construction claims

  • Requires the ability to travel to various school sites



Type of Education Required:

  • Bachelor's degree in construction-related field from an accredited 4 year institution is required.

  • A professional license (CMAA, LEED, PE, PSP, PMP, etc.) is a plus, but is not required.



Type of Experience and Number of Years Required :

  • Minimum 7 years' experience in project or construction management

  • Minimum of 3 years senior management.

  • Experience in management of multiple large scale projects.



Required Qualifications :

  • Knowledge of Construction practices: building codes, fire and safety codes.

  • Experience in project management for building planning, design and construction

  • Excellent written and oral communication skills and a proven ability to engage fully with peers,

  • Strong organizational/



Additional Notes:

CPS employees are required to be actual residence of the City of Chicago within six months of beginning employment, and are required to maintain Chicago residency throughout employment.
