JOB TITLE : Assistant Building Operations Supervisor - Sudbrook Magnet Middle

REPORTS TO: Building Operations Supervisor

DEFINITION : Serves as an assistant to the Building Operations Supervisor in the oversight and provision of building custodial services. Leads building service workers and others. Operates and maintains boilers, furnaces, air conditioning units, and related equipment. Performs various building custodial and maintenance duties. Performs other duties as assigned.

ESSENTIAL DUTIES :

Leads and oversees the activities of building service workers. Trains and instructs employees. Provides advice and assistance to staff. Provides assistance to Building Operations Supervisors.

Empties trash cans. Sweeps and mops floors. Cleans bathrooms. Dust mops hallways. Cleans and polishes desks, chairs, tables, cabinets, and office and classroom equipment.

Operates the facility's HVAC equipment such as boilers, air handling units, heat pumps, and air conditioners. Inspects equipment. Checks boiler settings and gauges. Maintains records of equipment inspections, operations, and fuel consumption.

Performs preventive maintenance and makes minor repairs and adjustments to equipment. Changes filters. Greases pumps. Lubricates motors. Changes belts for exhaust fans.

Responds to requests from school administrators and faculty for custodial services. Works with school administrators and faculty members to prepare for special activities. Informs management of custodial related matters at the site.

Inspects the facility to ensure its adherence to safety, sanitary and security standards. Ensures doors and windows are secure.

Unclogs sinks and toilets. Covers broken windows. Climbs ladders to replace light bulbs. Prepares work orders for building maintenance requests.

Assists in the move of furniture and equipment. Unloads deliveries to the school. Carries items to storage areas. Distributes packages. Set ups folding chairs and tables for events.

Maintains an inventory of supplies of such as paper towels, tissues, trash bags, and cleaning supplies. Ensures bathrooms and locker rooms are stocked with supplies. Orders supplies.

Participates in snow removal activities.

OTHER DUTIES :

Makes minor repairs to chairs, desks, tables, and related items.

Hangs banners and signs.

Performs other duties as assigned.

MINIMUM QUALIFICATIONS :

Education, Training and Experience :
Possession of a high school diploma or an appropriate equivalent plus two years of increasingly responsible building services experience.

Note: Other combinations of applicable education, training, and experience that provide the knowledge and skills necessary to effectively perform the duties of the class may be considered.

Knowledge, Skills, and Abilities :
Knowledge of the operation, maintenance, and adjustment of boilers, pressure vessels, and facilities HVAC equipment. Knowledge of the methods, materials, and equipment used in custodial services. Knowledge of building operations, maintenance, and trades.

Skill in performing building custodial duties. Skill in the operation, maintenance, and adjustment of boilers, pressure vessels, and facilities HVAC equipment. Skill in using chemical cleaning products. Skill in reading and interpreting product specifications, manuals, and directions. Skill in maintaining records and preparing reports. Skill in communicating effectively.

PHYSICAL AND ENVIRONMENTAL CONDITIONS :
The work of this class entails strenuous manual tasks performed for long periods of time. Work requires frequent walking, standing, , climbing, , stooping, bending, overhead work, and lifting and carrying of moderate to heavy objects. Requires the use of tools and cleaning equipment.

CONDITIONS OF EMPLOYMENT : Persons appointed to this class are designated as essential and as such are subject to call to duty and may be required to work beyond their normally scheduled hours with little or no advanced notice. Work schedules will include evenings, nights, weekends, and holidays.

FLSA : Non-exempt

SALARY: Grade 05 on the AFSCME Pay Scale ($15.00 to $21.34 per hour)

Pre-Employment Requirements:
  • All persons employed by the Baltimore County Public Schools, regular and temporary, are required to be fingerprinted and have a criminal background investigation (State of Maryland, Senate Bill 315, effective October 1, 1986) completed. The fee charged for fingerprinting is $81.00.
  • An identification card will be issued which must be shown prior to employment.
  • Anyone offered employment is required to provide proper identification and documentation of eligibility for employment in the US.
  • If you have military experience you will be asked to provide a copy of DD214.
  • Official transcripts for all higher education must be received prior to contract signing.
