We are seeking an experienced and committed Director of Facilities to join the organization's dynamic and fast paced Facilities department. The Director of Facilities is responsible for 66 full and part-time staff that provides cleaning, maintenance and repairs to HCZ's 25 owned and leased locations in Central Harlem aggregating about 450,000 square feet of space. This highly visible position reports to the Chief Financial Officer.

Essential Duties and Responsibilities
  • Maintain clean facilities throughout the day for various locations that house Promise Academy Charter Schools as well as HCZ's afterschool and other programs
  • Ultimately responsible for hiring cleaning and maintenance staff as well as van drivers
  • Supervise, guide, train, develop and stretch the Facilities team including having difficult conversations, when necessary
  • Oversee the functioning of all building systems including mechanical, electrical, fire, safety, plumbing and waste management
  • Ensure that all HCZ facilities are in compliance with federal, state, and local laws and regulations
  • Provide 24-hour on-call emergency assistance when needed
  • Establish criteria for repairs/projects and prioritize projects
  • Utilize procurement procedures including comparing bids for goods and services before choosing the best option
  • Oversee contractors involved in facilities projects and delivery of services including contract terms, actual and projected costs and anticipating potential cost-overruns.
  • Proactively reach out to Program Directors and Principals on facilities matters and when possible consider scheduling large projects during down time (winter and summer break)
  • Experience in sound financial management to include managing budgets (both departmental and organizational-wide maintenance costs) while maintaining quality output and resource control
  • In conjunction with the CFO, responsible for developing long-range facilities plans based on future needs of HCZ
  • Maintains current knowledge in the field of facilities management/maintenance, including building management systems (BMS)
  • Drive the updating of facility related policies and procedures
  • Perform other duties and special projects as assigned by the CFO

Qualification, Skills and Knowledge Requirements
  • Bachelor's degree in facilities management, business management, engineering, construction management, or related field with at least 10 years' of facilities work experience, including at least 5 years' of Facilities management experience (either as Facilities Director or Assistant Director)
  • Relevant and up to date building certification preferred
  • Membership in Facilities professional association is a plus
  • Knowledge of all phases of facility maintenance and repair, planning, scheduling, management, and administration
  • Understanding of blueprints and building codes
  • Experience developing/analyzing cost estimates and working with project budgets
  • Knowledge of leases is a plus, but not required
  • Excellent leadership, time management and organizational skills with the ability to work well under pressure
  • Demonstrated ability to manage multiple projects with strong attention to detail
  • Strong oral, written and interpersonal skills
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and Outlook
