PURPOSE: This position assists in the planning, supervision, training, and management of all district maintenance activities and maintenance staff in the repair, maintenance, remodeling and planning related to all district facilities and grounds. This position reports directly to the Facilities and Transportation Director.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Manages daily operations of the maintenance department in a manner consistent with administrative direction, district policies, procedures, and district goals.

Responsible for staff selection, coaching and evaluation of the maintenance and grounds staff, including seasonal staff, in alignment with district expectations.

Supervises and trains the maintenance and grounds staff, including seasonal workers, in all aspects of their work and ensuring regulatory compliance.

Schedules and assigns work orders and tasks to maintenance and grounds staff. Establishes and adjusts staff's work schedules to meet operational needs/changes, including prioritizing work orders, monitoring timely completion, and evaluation of completed work.

Communicates time requirements for work orders to ensure efficient completion.

Assist in the creation, implementation and management of a long-range maintenance plan of district's facilities.

Organizes and implements a program of preventative maintenance of mechanical and building equipment in the district.

Directs district procedures, methods, and standards for the effective and efficient performance of maintenance work.

Assures adequate supplies, equipment, and materials are available for maintenance staff.

Approves purchases and monitors budget expenditures.

Oversees maintenance of equipment and tools at a level to accomplish the general upkeep of the district in a safe and effective manner. Researches equipment and tools to ensure procurement of the most suitable equipment in terms of performance, safety, reliability, and cost.

Assists the Facilities and Transportation Director with the development of the annual budget requirements for the maintenance department. Anticipates budget needs for future personnel and equipment needs.

Participates in the district's safety work by attending the monthly meetings, inspecting the district's facilities, performing accident investigation, implementing safety related work orders and resolving safety issues in a cost effective manner.

Assist in the assessment of all district facilities and in the creation of annual reports.

Recommend maintenance and improvement projects within the schools with input from building administrations.

Coordinates the use of contractors when departmental personnel are unable to perform certain duties, including cost estimating, data gathering, purchasing services, providing site supervision and following district's policies and procedures

Assists with the planning and oversight of bidding processes of district facility projects.

Serves as a primary responder to security and emergencies during the day, night, and weekends.

Applies established safety standards and reviews with staff.

Provides other related services as assigned.

The training and supervisory responsibilities of this position requires the ability to direct, guide, influence, and motivate others. The majority of this position's time is involved in working with people ranging from management personnel to part-time laborers. The high visibility of this position demands superior communication and human relation skills.

Ability to work harmoniously with staff, students, administrators, and others. Adaptability and flexibility to perform work within changing priorities and interruptions.

Ability to develop personnel and equipment structures to support present and future maintenance operations.

Ability to plan work, work schedules, and communicate or otherwise instruct others.

Must possess the ability to effectively communicate orally and in writing.

Strong knowledge of construction operations, methods, and practices.

Two years of construction experience and general/preventative maintenance experience in a school or equivalent environment.

Ability to read, interpret and evaluate blueprints and other construction and design documents.

Ability to inspect buildings, assess and document their condition, and create needed improvement plans.

Ability to successfully manage construction, maintenance and renovation projects from start to finish.

Possess diagnostic skills in identifying major maintenance problems and ability to communicate problems through work orders and telecommunications.

Knowledge of fire, safety, security, and building regulations is also required to facilitate loss control and accident prevention procedures. This position must remain informed of the most current technical and labor saving devices which call for attendance at meetings and seminars relating to new equipment procedures.

Since the operation of district vehicles is required, a valid Oregon driver's license and a driving record that meets the district insurance coverage specifications must be maintained.

High school education or the equivalent.
