Primary Purpose

Direct and manage the maintenance operations of the district's facilities and grounds. Provide students
with a physical learning environment that is safe, clean, attractive, and functional.

Qualifications

Education/Certification
Bachelor's degree in Architecture, Engineering, Construction Management or related field

Special Knowledge/Skills

• Knowledge of basic principles of construction, landscaping and building maintenance

• Ability to manage budget and assigned personnel

• Ability to interpret policies, procedures, and data

• Strong analytical skills, public relations, communication, presentation and interpersonal skills

Experience
Five years supervisory experience in maintenance operations or construction management
Five years experience in maintenance operations

MAJOR RESPONSIBILITIES AND DUTIES

Building Maintenance and Repair
1. Directs and manages maintenance and repair, alarms, and maintenance operations of the district.
2. Receives and processes work orders for repair and maintenance of buildings and grounds.
3. Develops and maintains written procedures for maintenance, repair, operations, and alarms of all

district buildings and equipment.
4. Implements federal and state law, State Board of Education rule, and local board policy in maintenance

area.
5. Compiles, maintains, and files all reports, records, and other documents required in maintenance area.
6. Prepares data necessary to process maintenance payroll.
7. Administers maintenance budget and ensures that programs are cost-effective and funds are managed

prudently.
8. Compiles budgets and cost estimates based on documented program needs.
9. Plans and directs inventory and stock control program for equipment and supplies.
10. Initiates purchase orders and bids in accordance with budgetary limitations and district policies.
11. Replaces and maintains a current inventory of supplies and parts to avoid delay when reordering.
12. Approves and forwards invoices and purchase orders for maintenance department to finance

department.
13. Recommends disposal of obsolete equipment and purchase of replacement equipment when

necessary.

Personnel Management
14. Assigns work to maintenance personnel and oversees completion.
15. Prepares, reviews, and revises job descriptions in maintenance department.
16. Evaluates job performance of employees to ensure effectiveness.
17. Recruits, trains, and supervises maintenance personnel and makes sound recommendations about

personnel placement, transfer, retention, and dismissal.
18. Defines job performance expectations of subordinate staff, evaluates job performance, conducts

conferences, and develops training options and improvement plans to ensure the best operation of the
department.

Safety
19. Maintains safety standards in conformance with federal, state, and insurance regulations and develops a

program of safety awareness.
20. Ensures that equipment is maintained in operating and optimum condition.

Other
21. Attends professional growth activities to keep abreast of innovative techniques in maintenance

operations.
22. Responds to after-hours emergencies as needed.

Communications and Community Relations
23. Demonstrates awareness of district community needs; articulates to the general public the school District's

mission and solicits its support in realizing the mission.
24. Uses management practices that promote collegiality, teamwork, and collaborative decision making among

staff.

Physical and Mental Job Requirements

Mental Demands/Physical Demands/Environmental Factors
Maintains emotional control under stress and works with frequent interruptions; occasional prolonged
and irregular hours. Frequent districtwide travel; work indoors and outdoors to conduct on-site
inspections of all maintenance facilities.

Terms of Employment
226 days; salary to be established by the Board
