The Ulster BOCES Buildings and Grounds department is seeking a full-time, 12 month Heating and Ventilating Building Maintenance Specialist to join our team to assist in providing students and staff a safe, clean, attractive place in which to learn and work.

Fingerprinting required. All Civil Service laws, rules and regulations apply.

Civil Service Classification: Competitive. Merit and fitness competitive examination applies.

Rate of pay: Salary commensurate with experience and training. Salary range: $49,000 - $60,000

GENERAL RESPONSIBILITIES:
This class involves responsibility for the performance of specialized activities including the monitoring, programming, regulating and adjusting of the heating, ventilating and air conditioning systems of a municipality's buildings. Incumbents may be required to respond to requests or special needs for adjustment in the programmed controls by reprogramming the heating, ventilating and air conditioning controls. Additionally, incumbents in the class are called upon to perform a variety of maintenance tasks related to the maintenance of the heating, ventilating and air conditioning systems. Work is performed under general supervision. Supervision may be exercised over other maintenance personnel when engaged in activities associated with the area of specialty. Does related work as required.

WORK SCHEDULE:
Full time, 12 Month

SPECIFIC DUTIES: The typical work activities listed below, while providing representative examples of the variety of work assignments in the title do not describe any individual position. Incumbents in this title may perform some or all of the following, as well as other related activities not described.
  • Monitors, programs, regulates and makes adjustments to the programmed controls of a municipality's heating, ventilating and air conditioning systems;
  • Responds to requests or special needs for adjustment in the programmed controls by reprogramming the heating, ventilating and air conditioning controls;
  • Changes the programmed instruction of heating, ventilating and air conditioning systems as season changes necessitate;
  • Changes filters on air handling units on a scheduled basis;
  • Performs preventive maintenance on heating, ventilating and air conditioning-related equipment;
  • Maintains records on maintenance performed;
  • Performs trouble shooting and repair tasks;
  • May compile and compare print-outs to electric meter readings for accuracy;
  • May respond to emergency calls on a 24-hour a day basis;
  • May assist in the performance of work in other maintenance areas and repair tasks outside of the incumbent's specialty as assigned.
MINIMUM QUALIFICATIONS:
Four (4) years experience involving responsibility for maintenance of heating, ventilating and air conditioning systems.

WHAT IS A BOCES

BOCES, or Boards of Cooperative Educational Services, were created in 1948 by the New York State legislature. They operate as extensions of local school districts to help them meet their educational and financial goals by offering shared educational programs and services.

The Board of Regents and Commissioner of Education have also charged the 37 BOCES in New York State with providing leadership and developing the capacity of local schools to enhance and improve student achievement. The chief executive officer of a BOCES also serves as the District Superintendent and works closely with local school districts as both a liaison to and agent of the New York State Commissioner of Education.

This is an economical way for districts to provide opportunities they otherwise might not be able to afford or that would be more expensive to provide independently. BOCES programs and services eliminate duplication of such things as staff time, space, and equipment. BOCES staff members also have particular skills and expertise related to each of the programs and services offered, making participation an effective option for districts.
