Experienced Asset Manager needed to manage the portfolio of building across the parishes and schools within the Archdiocese of Baltimore. The Asset Manager will work with the engineering firm Bureau Veritas to ensure that all parishes/schools have an accurate and updated Facilities Condition Assessment (FCA) completed on a 5-year rolling cycle, attending the FCA inspections, reviewing the draft documents, and working with parish/school representatives to finalize the reports that will generate the Facilities Condition Index (FCI) for each building. The Asset Manager will coordinate the capital projects process and generate source documentation for capital projects for approval by the Archbishop. The Asset Manager will:
- Have experience with construction and cost estimating to make appropriate adjustments to the quantities and unit costs to keep the asset management database accurate.
- Facilitate and manage the capital projects process for parish/schools, receiving project requests, and generating the source documentation for approval.
- Send annual letters to parishes/schools with annual capital reserve requirements and a list of priority capital needs for each building.
- Schedule and conduct a quarterly meeting with the Capital Project leadership team, to update the committee on remediating actions that have taken place at each facility and to inform when a building is improved to move below the 30% FCI level.
Bachelor's degree in architecture or civil engineering and/or 10 years of equivalent experience in construction project management or construction project estimating. Proficiency in use of: Excel, Word, Google Documents, ability to produce mail merge documents from the database. The ability to learn and become proficient in Asset Calc within 60 days is essential.
