Purpose of Position:

Under the general supervision of Assistant Director of Facilities Maintenance, this position provides construction management services to capital projects including construction project design, delivery and management, renovation, conservation, remodeling, maintenance and repair to existing or new buildings and facilities operated by Madison Metropolitan School District.

Essential Duties and Responsibilities:

  • Ability to work independently with minimal supervision in a fast-paced environment.
  • Ability to manage and administer multiple construction contracts simultaneously to ensure construction is successfully completed in accordance with the contract timelines, documents, budget and regulations.
  • Ability to effectively communicate and coordinate the work of contractors or internal trades work with ongoing facility operation and maintenance activities as well as the work of other stakeholders.
  • Ability to successfully work through situations involving stakeholders that may have different interests, perspectives, and personalities.
  • Ability to work directly with building administrators and staff to plan and develop budgets, prepare estimates for construction and repair projects, and propose recommendations for implementation.
  • Ability to present clearly and unambiguously complex technical concepts to the general population, leadership teams, committees or school boards in order to report and seek approvals from the community.
  • Proficiency in reading and understanding contract plans, specifications, shop drawings, reports, bids, change order proposals, schedules, and other related documentation.
  • Ability to facilitate development of solutions to construction problems and to analyze solutions proposed by others for effectiveness. Proficiency in developing opinions of cost with respect to proposed contract change.
  • Ability to negotiate and resolve contract disputes by analyzing contract documents along with other information provided for or against a claimed cause.
  • Ability to effectively utilize verbal and written communication skills to protect the owner's interests and minimize risks throughout construction.
  • Perform quality assurance and quality control reviews on construction sites.
  • Valuing diversity and experience working cross culturally and/or commitment to work toward one's own cultural competence, ie. valuing difference/diversity, recognizing personal limitations in one's skills and expertise, and having the desire to learn in these areas.


Qualifications:

  • Bachelors degree in Construction Management or equivalent education and/or professional work experience.
  • Minimum five years of construction project management experience in commercial, industrial or institutional settings or the equivalent education and/or work experience.
  • Valid drivers license meeting the criteria of MMSD risk management.
  • Experience working cross-culturally and/or commitment to work towards improving one's own cultural competence, i.e., valuing difference/diversity, recognizing personal limitations in one's skills and expertise and having the desire to learn in these areas.
  • Knowledge and ability in the preparation of construction documents relating to the construction of buildings including construction drawings, specifications, contracts, and as-built drawings.
  • Demonstrated skills and experience in effective construction project management including project development and adherence to scope, schedule, and budget. Ability to manage, direct and lead A/E firms, consultants, contractors, construction management firms and stakeholders. Ability to manage multiple complex construction projects simultaneously.
  • Experience and ability to identify and analyze complex technical infrastructure deficiencies, develop engineering solutions, evaluate options and implement solutions.
  • Skills and demonstrated experience in effective project leadership, team building, setting achievable goals and expectations, assigning work, establishing priorities and capitalizing on team strengths, monitoring workload assignment progress and performance.
  • Knowledge of and ability to manage architect/engineer and construction contracts.
  • Skills in interpersonal, communications, negotiation and conflict resolution skills.
  • Proficiency in computer skills including word processing, spreadsheet applications, E-Mail applications and document management.
  • Ability to work safely and in compliance with all safety and work rules and regulations.
Physical and Sensory Requirements:

  • Tasks involve the ability to exert moderate physical effort in light work, typically involving some
    combination of stooping, kneeling, crouching and crawling, and lifting, carrying, pushing and pulling objects and materials of moderate weight, twenty to fifty pounds.
  • Physical requirements may include operating lifts, utilizing scaffolds, ladders or other heavy
    equipment as assigned on the construction sites.
Environmental Adaptability:

  • Position requires occasional varied working hours and the ability to be available for emergency situations. .
  • Position requires the ability to climb ladders, survey roofs and enter utility tunnels and other confined spaces.
  • Ability to operate a variety of office and facilities test equipment including computer, telephone, calculator, sound meter, light meter, metal detector, electrical test equipment, thermal measuring devices, tape measures and drafting equipment.
  • **Flexible work schedule may include weekends and evenings as assigned by the supervisor and determined by program need.
