  • Job Title: Maintenance Supervisor (Facilities and Systems)
    Reports To: Director of Operations and Maintenance

    EXECUTIVE SUMMARY
    Under general supervision, supervises assigned staff to maintain the physical District facilities and systems in a condition that is safe, clean, attractive, pleasant, and smooth functioning to provide students with an excellent physical learning environment.

    ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
    • Provides management supervision of assigned staff.
    • Ensures compliance with federal and state laws and regulations.
    • Serves as an advisor to the Director of Operations and Maintenance and others as required.
    • Directs the development of systems and procedures for building service and maintenance,
    • Supervises the development of the annual maintenance program, compiles district maintenance needs into the annual budget.
    • Plans and executes the maintenance, repair, alteration, and improvement programs for all facilities.
    • Establishes and executes maintenance and repair programs for all equipment related to building and systems services.
    • Coordinates electrical, HVAC, plumbing, and all other systems within facilities to provide an adequate learning environment.
    • Ensures proper maintenance is accomplished for efficient operation of electric, heating, and sanitation.
    • Assists in the development of architectural and engineering service contracts and makes recommendations to the Director of Operations and Maintenance.
    • Reviews plans and specifications for District facilities.
    • Advises the Director of Operations and Maintenance on the development of program requirements for construction and alterations.
    • Promotes a safe work environment for all staff and students.

    QUALIFICATIONS

    EDUCATION and/or EXPERIENCE
    • Minimum of a High School Graduate, and a Skilled Trade Program; Associates or Bachelors preferred or combined years of experience in facility management?
    • Background experience in accounting, electronics, boiler operations, and computer programming and operations.
    • Supplementary studies in engineering construction.
    • Five years' experience in industrial or school environments in the area of planning or maintaining physical facilities and such alternatives to the qualifications as the Board may find acceptable.
    • Possession of a valid driver's license, and the ability to obtain a first-class hydronic license and other licenses as required.

    COMMUNICATION SKILLS
    Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to instruct unskilled or semi-skilled laborers.

    ANALYTICAL and REASONING SKILLS
    Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Ability to read blueprints, schematics, and diagrams.

    TECHNOLOGY SKILLS
    Must be able to use the computer, process work orders and time tracking, and enter accounting information. Ability to retrieve and print information from various computer programs when needed.

    PHYSICAL DEMANDS AND WORK ENVIRONMENT
    While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel and reach with hands and arms. The employee is frequently required to climb or balance and talk or hear. The employee is occasionally required to sit; stoop, kneel, crouch, or crawl and taste or smell. The employee must regularly lift and /or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts; outside weather conditions, and vibration. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat, and risk of electrical shock. The noise level in the work environment is usually loud.

    OTHER DUTIES AS ASSIGNED
    Will perform other duties as may be assigned by the superintendent or designee, necessary and appropriate to the achievement of the program and/or District goals and objectives.
