PROJECT COORDINATOR/INSPECTOR

SUMMARY DESCRIPTION

Under direction, performs ongoing construction inspection work on a variety of complex site, building, remodel, and renewal projects; evaluates all phases of projects; Performs related work as required.

EXEMPLARY DUTIES/RESPONSIBILITIES

Inspects and documents new, existing, and proposed construction projects for compliance with plans, specifications, code requirements, and safe construction practices. Inspects construction projects to determine compliance with Federal, State, local and District codes and regulations; and coordinates District projects with other local agencies and district personnel. Performs Daily onsite inspection to verify quality of work progress, observe field tests, technical installations and retain all documents plans and specifications for District records. Monitor construction schedule to evaluate and update progress and notify District staff and the architect of any deficiencies in work performed.

Performs liaison functions with other District personnel, contractors and the general public; assesses feasibility of proposed projects; estimates time, labor, and construction costs needed for project; solicit quotes from contractors; coordinates and schedules work with contractors and District site personnel; keeps inspection records and prepares reports for use by District administration; Monitors all recorded changes on "as-built" drawings and specifications.

Under direction, performs minor project management duties including but not limited to, project scope and planning, procurement, and contract administration.

EMPLOYMENT STANDARDS

Education/Experience:: Any combination equivalent to education and experience that would provide the required knowledge and skills is qualifying. A typical way to obtain the knowledge and skills would be:

1. Seven (7) years of journey level experience in building construction trades; of which three (3) years included responsible construction supervisory experience with multiple trade work, I.E. experience as a Forman or Superintendent for a General Contractor, or. Building Inspector

Knowledge of:: Modern building construction methods, materials, tools, and equipment used in various building trades. safety and hazards precautions; architectural planning and design; stages of construction when possible violations and defects may be easily observed and corrected; Federal, State and local building, mechanical, electrical, Fire, ADAAA, and other applicable building codes; and contract administration.

Skill at:: Reviewing architectural designs for compliance with law and guidelines; analyzing blueprints; estimating costs and coordinating construction activities;
assisting the Project manager the priority of change orders; recommending alternatives and appropriate courses of action; interpreting and working from technical drawings and blueprints; determining poor workmanship, inferior materials and hazards of fire or collapse; working independently; understanding and carrying out oral and written instructions; Working with site administration and staff to explain the construction schedule and impact to the school. Assist with or develop contractor punch lists and ensure all items have been completed and signed off; developing and implementing preventative maintenance programs; preparing and maintaining administrative and operational records and reports; communicating effectively orally and in writing; establishing and maintaining effective working relationships with those contacted in course of work.

Licenses/Certificates:: Possession of a valid Nevada State Operator's license with a driving record acceptable to the District.

Physical Demands:: Operating vehicles in heavy traffic situations; using appropriate judgment in meeting unforeseen or bad weather conditions; lifting and carrying heavy or large objects up to 100 pounds and 50 pounds over head; Ability to access all areas of existing buildings including roof, attic, crawlspace, etc. Ability to access all areas of new building construction throughout duration of a project. Ability to work in excessive heat, cold, wet, and windy weather.

Work Environment:: The environment involves everyday risks or discomforts that require normal safety precautions typical of such places as new and remodel construction sites use of safe work practices including use of all equipment, avoidance of trips and falls, observance of fire, health, and safety regulations.

Salaries are subject to adjustment and may increase and decrease each fiscal year.
New employees hired by Washoe County School District are normally placed on the entry step of the grade of the position.

Additional Job Information:

This is a 40 hour per week, 260 day position.

Eligible employees who are regularly scheduled to work less than 20 hours per week receive Social Security benefits, and the Salary Increases, Longevity Bonuses, and Credit Union benefits; eligible employees who are regularly scheduled to work 20 to 24.75 hours per week received PERS retirement benefits, and the Salary Increases, Longevity Bonuses and Credit Union benefits listed below; eligible employees who are regularly scheduled to work 25 to 27.25 hours per week receive the benefits listed below, with the exception of Medical, Dental, Vision Insurance; eligible employees who are regularly scheduled to work 27.5 hours per week or more receive full benefits of the District.
Holiday: Eligible employees receive up to eleven (11) paid holidays each year. Vacation: Eligible employees receive up to twenty (20) days of paid vacation each year. Sick Leave: Eligible employees receive up to fifteen (15) days of paid sick leave each year. Medical, Dental, Vision Insurance: Eligible employees may select an insurance plan wherein WCSD contributes 100% of insurance premiums. Eligible employee paid dependent medical insurance is available for an employee's dependents. Insurance Premiums - Summer Months: WCSD contributes 100% of the district paid portion of eligible employee's insurance premiums for employees who are not scheduled to work in the summer. Life Insurance: The District contributes 100 % of employee's life insurance premiums. Salary Increases: In addition to any negotiated increases each year, eligible employees receive salary increases each July, for the first fifteen (15) years of employment. Longevity Bonuses: Eligible employees receive annual bonuses as follows: 12-14 years of employment, $700; 15-17 years of employment, $1, 000; 18 + years of employment, $1, 100. Credit Union: Outstanding benefits are available through the Credit Union.
No State Income Tax. No Social Security deductions for most positions working 20 hours per week or more. Retirement benefit offered is the State of Nevada retirement system, Public Employees Retirement System (PERS), which is one of the best in the country.

PERS ELIGIBLE POSITIONS:

Eligible Employees who select the employer paid salary schedule (Schedule A) will have Washoe County School District (WCSD) contribute 100% of the employee's retirement contributions. Eligible employees who select the employer-employee paid salary schedule (Schedule B) will have a portion of the legislatively designated amount paid by WCSD to PERS for retirement benefits and the employee, in turn, will pay the remaining portion of the legislatively designated amount of his/her salary to PERS. These options are introduced and explained in detail during the New Employee Orientation upon selection for employment.

New employees will be fingerprinted upon hire and every five years thereafter and will have $58.50 deducted from their first paycheck to help defray the cost of fingerprinting. Non-licensed employees will have $58.50 deduction when their fingerprints are completed every five years. Fingerprint fees are subject to change.
