    Position Summary:

    • To serve and assist parishes in the proper methods of inspection and maintaining physical facilities including assistance with ascertaining acceptable means of occupancy and compliance of building Gades and ordinances

    • To serve and assist parishes with construction projects

    • Represent the Archdiocese of Chicago in all matters relating to physical plant maintenance and construction

    • Serve as liaison between The Pastoral Center and all Parishes to insure timely and accurate communication of all pertinent issues

    • Interact with other departments including but not limited to Risk Management, Legal, Real Estate, Parish Operations and Accounting to assist in resolving Parish problems relative to construction

    Responsibilities:

    • Consultation with Pastors and/or Parish committees from preliminary planning through final completion of new buildings, renovations or additions

    • Consult parishes how to select and architect or contractor, review drawings and communicate process at parish meetings

    • Inspect buildings, provide written reports outlining deficiencies and, making recommendations for repair or replacement, prioritizing and estimating cost for repairs, development of bid documents and specifications where possible, formally solicit bids and present bid results to parish for their review

    • Responsible for compliance with environmental regulations, i.e. asbestos, lead paint, underground tanks, etc.

    • Identify building deficiencies (*}

    • Develop scopes of work for corrective action

    • Obtain proposals to correct deficiencies

    • Evaluate proposals for selection (*)

    • Initiate Capital Project Summary request for funding

    • Write contracts to perform corrective work and distribute 11 Page ARCHDIOCESE OF CHICAGO

    • Administer construction contract administration as enumerated below: (*)

    o Provide Construction Project Administration as outlined in Construction guidelines for projects >$300K or projects lasting more than 4 months

    o Establish clear lines of communication

    o Assist the Parish with cost controls:

    • Manage CPS contingency, contractor contingency and project allowances to ensure project built within CPS approved budget.

    • Review and approve all contractor Change Order Proposals. Prepare Contract Change Orders for signature. (Note: Contractors cannot bill against work not approved Contract Change Orders)

    • Approve, acquire and prepare construction payment documents o Review construction document for general code compliance, design and detailing

    o Offer suggestions for alternate systems or details

    o Attend construction progress meetings

    o To identify and resolve construction problems and make recommendations to solve problematic issues early (*)

    o Document observations and decisions

    o Maintain project record keeping system o Facilitate timely project completion and close-out{*)

    Requirements:

    Education: BA Architecture, Engineering or Construction Management

    Experience: 10 years Architectural, Engineering or Construction related, minimum

    Skills: Basic design and construction experience, understanding of construction techniques and methods, Understand.and interpret design intent, understanding building codes and standards, Ability to communicate, negotiate and resolve disputes, Keen observation skills, Ability to document observations and decisions, Ability to organize and manage multiple projects, Solid computer skills and solid skills in use of Microsoft Word, Excel.
