MAINTENANCE TECHNICIAN III

SUMMARY DESCRIPTION

Under supervision of the HVAC Shop Supervisor, performs maintenance and repair work on boilers and heating, ventilating and air conditioning systems District-wide; acts as technical consultant; insures proper maintenance of boilers, chillers, electrical controls and pneumatic pressure control systems. HVAC systems, DDC building control systems and mechanical equipment, electrical systems, at all District facility. Insures proper maintenance of electrical, electronic, pneumatic, DDC control systems, and performs related work as required; and maintains operational and administrative records and reports.

As needed the position may be assigned to day shift, swing shift or graveyard shift.

DISTINGUISHING CHARACTERISTICS

The Maintenance Technician III classification differs from the Maintenance Technician II classification in that the former reports directly to the HVAC Shop Supervisor in the Plant Facilities Department. In addition, incumbents train Site Facility Coordinators at all sites, and Maintenance Technician II's and Maintenance Tech I's at high schools in how to properly tend to boilers and HVAC equipment, maintain water treatment chemicals, and their responsibility in the maintenance of equipment and reporting problems.

EXEMPLARY DUTIES/RESPONSIBILITIES

Provide first response to emergency situations, including natural gas odors, floods, inoperative boilers, buildings/rooms with no heat or cooling; investigate complaints of loud or unusual noises, airflow, and ventilation problems, and electrical problems; provide service in completion of non-emergency work orders including heating, cooling, and ventilation problems, leaking or noisy pumps, malfunctioning valves and actuators, lack of pneumatic control air, boilers tripping safety devices, water leaking from boilers, and equipment damaged by staff or students; obtain water disturbance permits and arranges for asbestos abatement; perform annual maintenance on cooling towers, boilers, chilled water loops, and heating water loops; locate and obtain repair parts and materials.

Performs minor maintenance painting, plumbing, electrical, carpentry, masonry, and similar work relating to HVAC, in the repair of walls, floors, ceiling, mechanical systems, and similar building surfaces, areas, and facilities.

Assist journey level craft workers on major alterations, construction, and projects: order parts, material and supplies.

May be required to physically perform AHERA Class III disturbances to asbestos containing building materials as directed in accordance with all applicable federal, state and local regulations. May be required to physically perform OSHA lead remediation in accordance with all applicable federal, state and local regulations. May be required to physically perform mold remediation in accordance with all applicable federal, state and local regulations.

EMPLOYMENT STANDARDS

Education/Experience: Any combination equivalent to education and experience that would provide the required knowledge and skills is qualifying. A typical way to obtain the knowledge and skills would be:

1. Four (4) years of verifiable general building maintenance experience that includes major HVAC systems, electrical distribution and plumbing systems.

OR

2. Equivalent to completion of a recognized HVAC apprenticeship program or graduation from an accredited trade or technical school with major course work in boiler and heating, ventilating and air conditioning systems;

AND

3. Two (2) years of verifiable work experience under a licensed contractor performing varied and complex boiler, heating, ventilating and air conditioning installation, maintenance and repair activities

Knowledge of: Heating, ventilation air conditioning, systems including control systems such as pneumatic, electric, electronic, direct digital and computerized; principles of refrigeration and equipment including EPA certification; electrical equipment; plumbing and pipefitting equipment and techniques; welding practices and procedures; basic computer skills are required in order to operate and manage energy management software; applicable state and local building and safety codes and regulations; techniques and procedures of hand and power tools.

Skill at: Working independently; diagnosing and performing preventative maintenance and repair work on boilers, chillers and HVAC systems and related equipment and systems; Reading, interpreting and following mechanical and electrical drawings, technical manuals, blueprints and specification sheets; observing safety practices; understanding and carrying out oral and written instructions; performing heavy manual labor; making estimates of materials and labor costs; preparing and maintaining related operational records and reports; handling a variety of work orders and completing work on schedule; and establishing and maintaining effective working relationships with those contacted in course of work.

Licenses/Certificates: Possess and maintain a valid Nevada Driver's License with a driving record acceptable to the District; must maintain a valid driver License.

Certification: Environmental Protection Agency (EPA) required minimum Type II Refrigerant Certification or better, will be required within the probation period.

Certification: AHERA 16 Hour asbestos training, asbestos certification is required within the first 12 months of employment. Employer will provide training.

Certification: OSHA Lead Action Training. Certification may be required within the first 12 months of employment. Employer will provide training.

Special Considerations: Applicants may be required to pass a physical and a full-mask or half-mask respirator fit test.

Special Requirements: Applicants must be willing and able to NOT wear facial hair (beard, long sideburns or mustache) that would interfere with the wearing of a half-mask respirator. Must have the ability to use ladders to access roof equipment. May be called upon on off-hours for school emergencies, such as burglaries, vandalism, fires, snow removal, equipment failures, flooding, etc.

Physical Demands: This work requires considerable and strenuous physical exertion, such as frequently climbing of tall ladders, lifting heavy objects over 60 pounds, pushing balancing, stooping, kneeling, crouching, or reaching, crawling in restricted areas. Must have the ability to enter all areas of a facility including attics and crawl spaces. To some extent, the frequency or intensity of physical exertion must also be considered.

Physical Demands: The work requires some physical exertion, such as long periods of standing; walking over rough, uneven, or rocky surfaces; recurring bending, crouching, stooping, stretching, reaching, or similar activities; or recurring lifting of moderately heavy items, such as typewriters and record boxes. The work may require specific, but common, physical characteristics and abilities, such as above average ability and dexterity.

Work Environment: The work involves moderate risks or discomforts that require special safety precautions, e.g., working around moving parts, carts, or machines; exposure to contagious diseases or irritant chemicals. Employees may be required to use protective clothing or gear, such as masks, gowns, coats, boots, goggles, gloves, or shields.

New employees hired by Washoe County School District are normally placed on the entry step of the grade of the position. Salaries are subject to adjustment and may increase and decrease each fiscal year.

This is a 40 hour a week, 260 day position.

Eligible employees who are regularly scheduled to work less than 20 hours per week receive Social Security benefits, and the Salary Increases, Longevity Bonuses, and Credit Union benefits; eligible employees who are regularly scheduled to work 20 to 24.75 hours per week received PERS retirement benefits, and the Salary Increases, Longevity Bonuses and Credit Union benefits listed below; eligible employees who are regularly scheduled to work 25 to 27.25 hours per week receive the benefits listed below, with the exception of Medical, Dental, Vision Insurance; eligible employees who are regularly scheduled to work 27.5 hours per week or more receive full benefits of the District.
Holiday: Eligible employees receive up to eleven (11) paid holidays each year. Vacation: Eligible employees receive up to twenty (20) days of paid vacation each year. Sick Leave: Eligible employees receive up to fifteen (15) days of paid sick leave each year. Medical, Dental, Vision Insurance: Eligible employees may select an insurance plan wherein WCSD contributes 100% of insurance premiums. Eligible employee paid dependent medical insurance is available for an employee's dependents. Insurance Premiums - Summer Months: WCSD contributes 100% of the district paid portion of eligible employee's insurance premiums for employees who are not scheduled to work in the summer. Credit Union: Outstanding benefits are available through the Credit Union.
No State Income Tax. No Social Security deductions for most positions working 20 hours per week or more. Retirement benefit offered is the State of Nevada retirement system, Public Employees Retirement System (PERS), which is one of the best in the country.

PERS ELIGIBLE POSITIONS:

Eligible Employees who select the employer paid salary schedule (Schedule A) will have Washoe County School District (WCSD) contribute 100% of the employee's retirement contributions. Eligible employees who select the employer-employee paid salary schedule (Schedule B) will have a portion of the legislatively designated amount paid by WCSD to PERS for retirement benefits and the employee, in turn, will pay the remaining portion of the legislatively designated amount of his/her salary to PERS. These options are introduced and explained in detail during the New Employee Orientation upon selection for employment.

New employees will be fingerprinted upon hire and every five years thereafter and will have $58.50 deducted from their first paycheck to help defray the cost of fingerprinting. Non-licensed employees will have $58.50 deduction when their fingerprints are completed every five years. Fingerprint fees are subject to change.
