Job Description

The Director of Maintenance and Custodial Services leads and manages daily maintenance, custodial services, facility usage, and event logistics of schools and offices. The Director is responsible for maintaining the interiors and grounds of all facilities in a condition of high standards of excellence, cleanliness, neatness, and aesthetics that supports a first-class educational environment. The Director oversees staff coordination, external contractor support, planning, training, and execution of the respective maintenance programs, projects, and initiatives. The Director delivers proactive customer service using innovative and integrated approaches to maintain the schools and offices. The position supervises a diverse and multicultural full-time, part-time, and contractor staff. The Director routinely coordinates with schools and departments, city offices, and community organizations.

This position reports to the Executive Director of Facilities and Operations

Qualifications

Education: Bachelor's Degree required. Business administration or engineering degree preferred. A combination of education, training, and experience may substitute for the educational requirements.

Certificates & Licenses: None required. Relevant designations preferred (e.g. AIA, PMP, FMP, etc.).

Experience: Minimum of five years of progressive and significant experience in facility maintenance management or related experience is required. Experience with the supervision of facility managers and supervisors, building engineer and custodial personnel, public sector finance and budgeting, contract administration, project procurement processes, and project program management in a school system preferred. Experience with logistical planning and implementation preferred. Experience with multi-million dollar maintenance service programs preferred.

Essential Functions

  • Initiate and ensure best practices in facility maintenance and custodial operations, financial controls, and budgeting to support the Facilities and Operations Department and Division Strategic Plan
  • Develops, documents and monitors comprehensive facilities maintenance programs (e.g. MEP, HVAC, work order system, preventive maintenance; warehouse operations; asset management and disposal, etc.)
  • Manages facility life safety programs such as fire alarm systems and supports the environmental safety program in conjunction with Safety and Security Services
  • Monitors utilities for efficient and cost-effective services
  • Manages non-capital related furniture, fixture, and equipment (FFE) including resource allocation, inventory management, repair, and asset disposal
  • Supports business and community partnerships and respective communications
  • Oversees facility rental, physical key control, and facility permits
  • Oversees leased properties to include participating in leasing contract negotiations
  • Directly supervises key leadership positions, including the Assistant Director of Maintenance and Custodial Services. Implements an orientation program for new staff
  • Supports the Executive Director in executing the strategic vision of the Department of Facilities and Operations
  • As an essential employee must be available for contact on a 24/7 basis for emergencies
  • Perform other duties as assigned to support the needs of the division


Knowledge, Skills, and Abilities:

  • Must have the knowledge and use software technologies, spreadsheets, and word-processing for project and facility management (e.g. Excel, AutoCAD, GIS, BIM, FMX, School Dude, etc.)
  • Must be skilled in working with an urban, economically diverse, multi-cultural community.
  • Must have the ability to take initiative, accept responsibility and be held accountable; motivate staff and develop teamwork, and maintain effective working relationships with stakeholders
  • Able to work collaboratively with school staff, government officials, and the general public.
  • Ability to remain calm, flexible, and collaborative in stressful conditions
  • Understand and support diversity, equity, and inclusion goals of the division
  • Demonstrated passion for precision, accuracy, and timeliness of reports
  • Superior organizational skills and effective written and oral communication skills
  • Able to follow ACPS policies, processes, and procedures for internal controls

Physical Demand

  • May occasionally work during in-climate conditions
  • May occasionally be exposed to various environmental conditions (i.e. construction sites, noise, dust, etc)
  • May operate a district-provided vehicle around the division and surrounding areas

  • Criminal Justice Fingerprint/Background Clearance
  • Tuberculosis Skin Test
