Job Summary

Supervises maintenance personnel and activities of several crafts. Coordinates maintenance between schools, personnel, vendors, engineers, and contractors. Monitors maintenance expenses.

Essential Functions

1. Meets with school Principals to address issues, maintenance needs, and service requirements.
2. Supervises and trains assigned staff, conducts performance appraisals, makes employment and discipline recommendations, and coordinates work assignments.
3. Conduct school maintenance inspections and provide feedback to schools.
4. Plans, organizes, directs, and coordinates maintenance, repair, and construction work with school maintenance personnel, schools, and service providers.
5. Reviews and monitors work performed by contractors and meets with contractors to resolve problems. Advises the Contract Services Supervisor on service issues and events.
6. Prepares and reviews monthly maintenance reports to quantify and verify maintenance productivity and cost compliance. Evaluates program efficiency and effectiveness.
7. Prepares operating budgets, authorizes and monitors expenses, and prepares financial reports and summaries.
8. Prepares and assists in preparation of reports, studies, and contract documents required to purchase products or services.
9. Assists in the development, review, implementation, and interpretation of departmental policies.
10. Performs other duties as assigned.

Qualifications

Education: Bachelor's degree preferred in Engineering, Building Construction, Management, or directly related field, from an accredited college or university or high school diploma with required experience substitutes (*see below).

Experience: Five (5) years experience managing, supervising, and/or coordinating a broad variety of facility maintenance, repair, and construction functions and projects, preferably for a large, complex organization with multiple and varied facilities. Any equivalent combination of education and experience that includes a minimum of two years of required experience.

* Additional exp beyond the five (5) years experience indicated above in managing, supervising, and/or coordination one (1) or more of the major building trades (such as carpentry, electrical, plumbing, and air conditioning and heating) may substitute for the required education on the basis of one (1) year of experience for one (1) year of required education.

Knowledge, Skills, and Abilities
  • Knowledge of facilities maintenance, repair, and construction principles, practices, methods, and procedures
  • Knowledge of Uniform Building Code and State Requirements for Education Facilities (SREF) rules, regulations, and procedures
  • Knowledge of management and administrative principles, methods, techniques, and practices
  • Strong supervisory skills
  • Strong word processing, spreadsheet, and SAP or comparable accounting database software skills
  • Strong oral, written, and interpersonal communication skills
  • Strong organizational skills
  • Ability to plan, organize, schedule, coordinate, and direct facility maintenance, repair, and construction
  • Ability to interpret and apply state and local regulations and procedures
  • Ability to represent the department and/or division with delegated authority in highly important matters
  • Ability to train, manage, coordinate, and schedule activities of direct subordinates, maintenance personnel, professional staff, and school administrators
  • Ability to influence, guide, and motivate others
  • Ability to design workflow and procedures
  • Ability to implement continuous improvement processes
  • Ability to read and interpret blueprints and detailed drawings and field sketches.
  • Ability to perform structural layouts and material take-offs
  • Ability to meet project deadlines
