Responsibilities

1. Supervises the activities of maintenance and custodial staff using both verbal and written instructions in compliance with the guidelines provided by the immediate supervisor and using independent judgment in instances not covered by the guidelines.

2. Ensures that custodial and maintenance services meet the needs of the school building and district by ensuring a clean and safe building environment.

3. Ensures that the quality of custodial and maintenance services meets established guidelines by inspecting the work of personnel and directing corrective measures to be taken when necessary to meet those guidelines.

4. Develops an effective team of personnel by instructing all employees in the proper methods and use of materials and equipment for safe and efficient work performance, evaluating individual performances to meet established standards, providing require performance evaluations on custodial personnel and making recommendations regarding the retention of new employees.

5. Assists in hiring qualified employees by participating in the interview process and making recommendations regarding the employment of applicants.

6. Enforces rules and policies regarding employee conduct by advising personnel of the district rules and policies on employee conduct, issuing verbal warnings and written reprimands for violations, and recommending progressive disciplinary action to the immediate supervisor as appropriate.

7. Ensures that custodial personnel have the equipment and supplies necessary to perform custodial services by issuing supplies as needed, completing request form(s) for replacement items, and storing the supplies and equipment in a secure storage facility.

8. Advises the immediate supervisor and school principal on the condition of buildings and facilities by conducting regular inspections of those areas and reporting the results of the inspections with particular emphasis on needed repairs and inadequately cleaned areas.

9. Ensures that administrative records and reports regarding personnel are accurate and current by reviewing employee timecards or monthly time sheets and monitoring employee absences.

10. Ensures that specified contract services are provided by the contractor by inspecting the work performed and advising the immediate supervisor when shortcomings or other deficiencies are noted.

11. Management and supervision of the building management system with regard to scheduling of events, basic troubleshooting, heating and cooling adjustments and evaluating issues to determine when further repairs are needed. Gain proficiency and provide training to personnel.

12. Management and supervision of the building alarm systems. Evaluate and respond to building alarms which may include burglary, fire, or building systems.

13. Evaluate school physical and mechanical needs and interface with the Department of Facilities to ensure that buildings are maintained to a high standard.

14. Evaluate school grounds and exterior needs and interface with the Department of Public Works or the Department of Facilities to ensure buildings and grounds are maintained to a high standard.

15. Learn to evaluate buildings for ADA compliance. Maintain ADA compliance in the workplace, following rules for clear pathways and signage.

16. Review School Dude maintenance software dashboards for all schools to keep informed of work needed and to follow up on outstanding issues.

17. Act as primary liaison to Department of Facilities Building Operations Manager regarding repairs - both long and short term.

18. Work with the Facilities Coordinator to schedule after-hours events and school uses, develop overtime policies per the union contract and evaluate the needs of users.

19. Coordinate snow removal efforts and Andover Schools and act as snow emergency liaison with Department of Public Works.

Qualifications

Your Skill Set: As an applicant you may possess many, though perhaps not all, of the following characteristics and qualifications:

  • Previous experience supervising team members distributed across multiple locations.
  • Previous leadership experience in an educational or other governmental organization.
  • Strong verbal, writing and interpersonal skills with the ability to understand competing points of view.
  • Previous facilities, maintenance or custodial experience.
  • Associates Degree required; Bachelor’s Degree preferred.
  • Experience using Building Automation Systems (BMS) to schedule building occupancy.
  • Knowledge of progressive discipline procedures. Union contract experience preferred.
