Job Description
CIVIL SERVICE - JR. PLANT ENGINEER at Roosevelt Middle School

FUNCTION: Performs a variety of unskilled and semi-skilled tasks in the maintenance and operation of school buildings and property and grounds, open spaces and facilities.

SUPERVISION RECEIVED: Works under the general supervision of the Assistant Facilities Manager
(Supervisor of Maintenance) and/or Director of Facilities Operations.

MINIMUM SPECIAL REQUIREMENTS:
•Have proof of formal training in pneumatic and DDC control systems
•Have a valid class D Massachusetts Driver's License

QUALIFICATIONS: Any combination of education and experience, which demonstrates the knowledge and experience to perform the work; considerable knowledge of equipment, materials and supplies used in building; considerable knowledge of equipment and supplies used to do minor repairs' skill in operation of listed tools and equipment; ability to work independently and complete daily activities according to schedule; ability to communicate orally and in and in writing; ability to use equipment and tools properly and safely; ability to understand, follow and transmit written and oral instructions; ability to establish effective working relations with employees.

ESSENTIAL DUTIES AND RESPONSIBILITIES: The incumbent in this responsible for the maintenance and repair of heating, ventilation and air conditioning systems. Work will include but is not limited to:

1. Cleaning and maintaining Unit Ventilators. This includes the replacement of filters, thermostats, valves, fuses, motors and the general cleaning and lubrication of the overall unit.

2. Cleaning and maintaining heating and ventilation units which includes but is not limited to supply and return air fans, exhaust fans and all their associated components, (i.e. fans, motors, belts, mixing boxes, linkages, damper motors, and pneumatic and DDC controls).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

3. Cleaning, maintaining repair of packaged A/C units, which includes through wall units; roof mounted and pad mounted equipment.

4. Calibration, servicing and adjustment of pneumatic control systems, valves, actuators and thermostats, etc.

5. Performs miscellaneous maintenance and repair tasks on buildings and property requiring a variety of skills of less than journeyman level in carpentry, painting, plumbing, plastering, welding, sheet metal work, and other skilled trades.

6. Maintains tennis courts/nets, sprinkler systems and assists in the repair and installation of sprinkler lines and heads; performs routine maintenance on lawn and power equipment, such as snow blowers and keeps records of work completed.

7. This individual must be capable of working independently and will be required to purchase and/or order supplies and materials, in conformance with established School Department policy and state law, in order to carry out their work. In addition, the incumbent will be required to keep records through the ACT 100 computerized maintenance management system of all work completed, and complete a daily work log.

8. This individual is classified as essential building personnel. During adverse weather events, this individual should assist other essential personnel with maintaining equipment, repairing snow event equipment or any other tasks required to assist the team. Building equipment emergencies take precedence over assisting staff.

PHYSICAL DEMANDS:
The physical demands described here are representative of those that must be met by an employee to
successfully perform the essential functions of this job. Ability to lift heavy objects, walk and stand for long periods of time, and to perform strenuous physical labor under adverse conditions while performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee is required to stand; walk, and use hands to finger, handle, feel or operate objects, tools or controls. The employee is occasionally required to sit; use ladders; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear; the employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds; while performing the duties of this job, the employee regularly works near moving mechanical parts and in outside weather conditions. The employee frequently works in high, precarious places and is frequently exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and vibration. The employee is occasionally exposed to risk of electrical shock. The noise level in the work environment is usually loud.
