NATURE OF POSITION:
Under the direction of the Director I - Maintenance and Operations, the Assistant Director of Maintenance and Operations provides support in planning, coordinating, and supervising operations and maintenance functions, personnel, and equipment within the Maintenance and Operations Department, including Building Maintenance, Mechanical Systems, Exterior Operations, Custodial Operations, Energy Management, and Support Systems.

ESSENTIAL FUNCTIONS:


  • Manage day-to-day activities relating to custodial and maintenance functions, to include supervision of staff.
  • Conduct periodic inspections of all properties to insure safety, timely repair, preventive maintenance, adequate air quality and energy conservation.
  • Perform cost estimates when needed on construction and repairs.
  • Serve as division's safety coordinator.
  • Participate in interviews and follow up with employees recommended for transfers, reassignments, and disciplinary actions.
  • Assist in arranging for appropriate departmental employee training to ensure modern maintenance practices.
  • Implement various maintenance-related programs, including routine, proactive, preventative, and predictive maintenance.
  • Operate and maintain computerized maintenance management system.
  • Administers the Asbestos Inspections and Abatement Programs
  • Implements and supervises a division wide recycling/waste management program.
  • Assist with implementing long- and short-term plans and activities to effectively and efficiently manage the District's buildings and site needs related to maintenance and operations.
  • Present maintenance- and operations related- plans, projects, programs, and needs to sites, the community, and School Board, as requested by the Director.
  • Provide technical expertise regarding assigned functions.
  • Assist in the formulation and development of policies, procedures, and programs that address district needs and comply with federal, state and local regulations.
  • Assist with evaluating benchmarks to determine productivity, customer satisfaction, and resource needs.
  • Inspect new construction, repair work, grounds, special projects, equipment, work orders, daily maintenance, and supplies for the purpose of ensuring that jobs are completed efficiently and specifications for major capital improvements are within local/state/federal regulations; approve inspection reports and payment requests.
  • Respond to a wide variety of inquiries from staff, district personnel, other community agencies, etc. for the purpose of resolving problems, providing information, and/or referring to appropriate personnel.
  • Assist with planning and supervising the removal of snow and ice on all grounds, including driveways and parking areas.
  • Work with administrative personnel in upkeep of building and grounds areas involving athletic activities.
  • Develop and maintain cooperative working relations with school administrators, contractors, and others contacted in the course of work.
  • Be available for responding to after-hours alarm activation and all emergency situations 24 hours a day/7 days a week.
  • Follow written and oral directions.
  • Perform other duties as assigned.


KNOWLEDGE, SKILLS, AND ABILITIES:
Excellent oral and written communication, interpersonal, decision making, organizational, supervisory, management and analytical skills. Knowledge of building maintenance, materials, hardware and equipment. Knowledge of mechanical systems (electrical, plumbing, HVAC), grounds (maintenance, care and equipment), custodial operations (equipment, products and standards), and building codes. Strong knowledge of and experience with personal computers and software required. Ability to read and interpret instructions, diagrams, sketches, blueprints, and manufacturers' manuals. Possession of valid Virginia Driver's License, Commonwealth of Virginia backflow certification, gas fitters license, and Virginia Cross Connect certification.

EDUCATION/EXPERIENCE/QUALIFICATIONS:
Any combination of education and experience equivalent to two (2) years of college or technical training or 3-5 years' experience in construction and/or HVAC systems and repair, and maintenance of buildings. Two years of supervisory experience is preferred.

SALARY / STIPEND: Salary Range: $73,476 - $106,540 annually, depending on experience and advanced degrees. Danville School Board pays the employee cost, in full, for state-mandated life insurance; and in part for state retirement and health insurance. Other benefits - sick, personal, and annual (vacation) leave.
