The Construction Manager represents the Board of Education in construction work, especially projects implemented by sister agencies on behalf of Chicago Public Schools. The Construction Manager may also represent the Board of Education in construction work within the Capital Improvement Program. This includes participation in all construction and bid phase meetings, as well as pre-bid meetings related to construction, representing the Board at contract change discussions and reviews, and assisting in coordinating all aspects of owner occupancy with construction activities. The position will require management of consultants.

Key Responsibilities

  • Coordinate projects and turnover of facilities with internal departments (Nutritional Support Services, ITS, CTE, etc.).
  • Participate in pre-bid meetings related to constructability or affecting implementation of CPS standards.
  • Review all out-to-bid documents for clarity, coordination and constructability.
  • Assist in coordinating all owner-provided activities with either the agency managing construction, or the general contractor, depending on the nature of the project. This includes and owner-supplied contractors, owner supplied fixtures/furniture/equipment, or owner supplied services such as commissioning or test and balance.
  • Review and recommendation of approval/disapproval of all construction changes.
  • Review and recommend approval/disapproval of all pay applications.
  • Analyze construction claims.
  • Represent the Board in all construction phase project meetings including, but not limited to, weekly construction meetings, contractor pre-construction meetings, LEED meetings, commissioning meetings, coordination meetings, and turnover meetings.
  • Review and monitor on-site safety procedures to ensure that CPS students are safe.
  • Develop operations and logistics plan with the schools.
  • Recommend acceptance of the building by the Board and assist in the transfer of the project to Asset Management.
  • Conduct post-occupancy inspections / review and manage warranty work.
  • Ability to travel to various school sites.


Qualifications for Job

  • Bachelor's Degree required, preferably in a construction-related field.
  • Minimum of three (3) years of experience in school construction.
  • Professional licensure (CMAA, LEED, PE, PSP, PMP, etc.) is a plus, but is not required
  • Experience managing large school construction projects, be familiar with LEED for Schools and the requirements for constructing buildings in the City of Chicago, including knowledge of DCAP, CDOT, DWM and other regulating authorities.
  • Experience must have included preparation of schedules and project tracking documents, and the use of database application software.


Skills and abilities

  • Experience with the use of Microsoft Word, Excel, PowerPoint, Oracle, Primavera and Citadon
  • Effective written and verbal communication skills
  • Strong organization/time management skills
  • The ability to work independently as well as part of a team


Residency Requirement:

CPS employees are required to be actual residents of the City of Chicago within six months of beginning employment, and are required to maintain Chicago residency throughout employment.
