Essential Functions and Objectives:

Responsible for maintaining the operational and transactional responsibilities of the department. Manages the coordination of day to day activities of a specific business function. Primary emphasis is achieving results by building engagement and empowering their teams. May have exposure for district wide initiatives.

M anages the maintenance staff at assigned facility (e.g., custodial, grounds, pool) to keep the facility building systems (e.g., structural, electrical, HVAC) operational, with consideration to staff and student security and safety.

- Operational excellence: manage and work with respective teams to implement policies, procedures, programs and initiatives that pertain to their functional unit. Set clear goals, organize work plans, and divide work accordingly. Assure adherence to daily operational items, such as budgets, schedules, and performance.

- Apply managerial thinking and decision making to deliver results and ensure project/team success. Provides leadership to teams in their area of responsiblity:

- Solve for problems, including defining, tackling and mitigating issues or situations. Map or assess situations, formulate options and provide guidance within a defined latitude.

- Establish targets, analyze performance and follow up to ensure achievement plan is attainable.

- Analyze past trends, identify gaps, and understand distict to provide recommendations.

- Work on issues that require thorough analysis; apply discretion for decisions that could impact short term goals. Uses set guidance, policies and procedures to make decisions and address operational challenges.

- Collaborate with other functions, peers and teams. Gain credibility and cooperation across the organization. Convey progress and goal results with functional areas. Conduct trainings, present findings & materials and other deliverables.

- Improves team performance through coaching, feedback and mentoring. Entrust and motivate direct reports by providing direction, and facilitate skill building.

- Facility Management Level I \u2013 V is determined by assignment type (e.g., elementary, combined site, high school, multi-site) and Facility Management Department.

- Opens facility, checking work orders, evaluating grounds and considering safety guidelines and policies.

- Supervises/Manages the custodial activities of assigned facility according to appearance standards after use.

- Manages and performs maintenance activities of facility grounds (e.g., trims landscaping, mows grass, removes snow and ice, athletic field irrigation) and housekeeping activities (e.g., the positive appearance of facility, graffiti).

- Communicates and coordinates with Facility Maintenance other District departments (e.g., DoTs for alarms) for major repairs that cannot be completed by assigned FM or facility maintenance staff (e.g., elevator, HVAC repairs, major plumbing, electrical), and submits requisitions (e.g., EMPAC).

- Troubleshoots and performs minor repair and maintenance on building systems (e.g., electrical, plumbing, structural, pool), building furniture and fixtures.

- Troubleshoots and performs daily maintenance on facility HVAC systems, checking function and safety; and documenting system modifications.

- Monitors safety and security of building and grounds, securing doors and windows, conducting monthly fire drills, ensuring facility meets fire code, and coordinating with fire department for inspections.

- Leads, supervises, coordinates and trains facility staff, conducts performance evaluations, and makes employee personnel recommendations to area supervisor.

- Responds to facility emergencies on a 24 hour 7 days a week schedule.

- Schedules and delegates to assigned staff based on maintenance schedule and work priority.

- Maintains working order of facility tools, vacuums, floor maintenance equipment.

- Receives weekly supply orders and shipments and verifies accuracy of order and distributes to classroom.

- Conducts facility fire alarm drills according to site manager schedule.

- Supervises/Manages the custodial activities of assigned facility according to appearance standards after use.

- Perform other duties as requested.

K nowledge, Experience & Other Qualifications:

- Two (2) or more years of relevant experience.

- Two (2) or more years of management responsibility.

- Automated building systems experience may be required depending on assignment.

- Pool operation, maintenance and repair experience may be required depending on assignment.

- Successful completion of District specific training required for all levels.

- Completion of District specific training required for progression.

- Knowledge of applicable laws and regulations.

- Strong organizational and analytic skills and strong attention to detail.

- Self-starter/leader who can anticipate department needs in a proactive (versus, reactive) manner.

- Ability to develop and interpret data and manage resources.

- Ability to motivate and influence others.

- Ability to effectively lead a team.

- Demonstrated proficiency with Microsoft Office products including Word, Excel and Outlook.

- Ability to multi-task and juggle management of several high-priority projects in parallel.

- High degree of integrity in handling confidential information.

- Strong interpersonal and leadership skills, including the ability to lead a high-performing team.

- Knowledge of basic HVAC maintenance, trouble shoot, repair.

- Knowledge of basic electrical wiring, knowledge of voltage and wattage.

- Basic to intermediate knowledge of plumbing troubleshooting, maintenance and repair (e.g., repairing urinal, toilets, drain work, unclogging).

- Advanced knowledge of custodial knowledge (e.g., stripping, waxing, sealing wood floors).

- Knowledge of OSHA guidelines and procedures, and MSDS sheets for cleaning supply and chemical use.

- Knowledge of automated building systems may be required depending on assignment (e.g., IBAS).

- Knowledge of pool operation, maintenance and repair may be required depending on assignment.

- Ability to work effectively as team member.

- Ability to work with diverse student population and community.

- Ability to multi-task and complete work with frequent interruptions.

- Ability to communicate clearly in both written and oral formats.

- Proficiency with MS Office and other computer software programs.
